Kitchen & bath remodeling in Schertz & Cibolo

The I-35 strategic gateway — steady growth, and 618 new units next door.

Schertz has grown to 45,978 residents, up 46.1% since 2010, anchored by the I-35 and FM 3009 corridor between San Antonio and New Braunfels. 44.7% of its homes were built before 2000 — a housing stock old enough to need work, in a market where new rental supply is resetting what finishes people expect.

The local read

What new supply on the corridor actually means for your remodel

Two developments in Schertz are adding a verifiable 618 units: Aviator 1518, a 300-unit project with the Schertz Housing Authority and NRP Group, and Collection Schertz Station, 318 build-to-rent townhomes from Embrey. A further 192-unit project, The Grand at Oak Grove, is under construction next door in Universal City and completes in late 2026.

We want to be precise about this, because the number gets inflated. That is roughly 810 units across the Schertz–Universal City corridor — not the 3,000-plus figure that circulates. For context, Cushman & Wakefield counted 3,537 multifamily units under construction across the entire San Antonio metro in Q3 2025. Anyone quoting 3,000 units for two suburbs is quoting a metro number.

Eight hundred new units still matters to a homeowner. New build-to-rent product delivers with quartz counters, large-format tile, and matte black or brushed nickel trim as the baseline. That becomes the local reference point for what a current kitchen or bath looks like — which is what buyers compare your 2003 builder finishes against when you sell.

What we check in Schertz

Local conditions that change the scope.

These come up at the walkthrough because they change the price. Better to know now.

Housing stock
The 2000s FM 3009 subdivisions are the core of our work here — sound homes, dated finishes.
Military households
Randolph AFB is minutes away. We work around deployment and PCS timelines and put the schedule in writing.
Municipal water
Schertz is on municipal supply, so flow is not the constraint it is on a Bulverde well — but the water is still hard.
Permitting
City of Schertz permits and inspects. Cibolo is a separate jurisdiction; both are routine for us.
Schertz FAQ

Local questions.

Do you actually work in Schertz?
Yes — 78154, 78108 are core zip codes for us, in Guadalupe County. The 30-minute walkthrough is done at your house by the project owner, and the written fixed price follows within 24 hours.
What does a bathroom remodel cost in Schertz?
Our published tiers apply across the whole service area: Refresh $8,000–$13,000, Full Build $15,000–$22,000, Spa Build $22,000–$26,000. What changes locally is the condition allowance — an original 1980s bathroom needs panel, supply line, and code work that a 2015 bathroom does not, and that belongs in the bid rather than in a change order.
And a kitchen?
A standard rebuild in roughly the existing footprint is $29,000 to $35,500 for a typical 200 sq ft kitchen at mid-grade materials — the source of the commonly cited $32,000 figure. Refresh work starts around $18,500 and premium custom work starts at $44,800.
Who pulls the permit?
We do. City of Schertz permits and inspects. Cibolo is a separate jurisdiction; both are routine for us.
How is the price actually fixed?
We spend 30 minutes measuring the room and checking the panel, the water, and what is behind the access panel — specifically so that concealed conditions get found before you commit, not after. The written number covers the scope in the contract. If we find something genuinely hidden after demolition, you see it with a price before we proceed.
