The room, the openings, ceiling height, and the things that constrain a layout. Photographed, not remembered.

Panel capacity and available circuits, water pressure and hardness, well flow where applicable, and what is behind the access panel.

Is it really only 30 minutes?

Yes. We measure the room, photograph what matters, check the panel, the water pressure, and what is behind the access panel, and ask what you want changed. What we do not do is spend two hours running a presentation with a discount that expires tonight. The pricing work happens after we leave, and it comes to you in writing.

Who actually shows up?

The project owner. Not a commission salesperson, not a subcontractor’s estimator. The person who prices your job is the person accountable for building it, which is the only arrangement where a promised schedule means anything.

Do I need to have decided anything?

No. Bring whatever you have — a Pinterest board, a magazine page, a rough budget, or nothing at all. If you have already used the calculator, tell us and we will start from those selections.

What if I am outside your service area?

We will tell you on the phone rather than driving out and bidding work we cannot service well. Our core coverage is Comal, Guadalupe, Bexar and Kendall counties.

Is there any cost or obligation?

None. The walkthrough is free and the written fixed-price bid is free. If you take it to another contractor to compare, that is a perfectly reasonable thing to do with it.
